150‑metre AFI Tower at Towarowa 22 Receives Building Permit

The 150‑metre AFI Tower at the corner of Towarowa and Paśi in Warsaw has just been granted a building permit, promising a major addition to the city’s tallest office buildings.

Project Overview

The 150‑metre AFI Tower, located at the corner of Towarowa and Paśi in Warsaw’s Wola business district, has received its building permit. Designed by JEMS Architects, the tower will add about 50,000 m² of office space to the Towarowa 22 super‑quarter, with completion scheduled for the second half of 2028.

Design and Architecture

The structure consists of a slender 150‑metre tower and an 85‑metre podium. Cascading façade setbacks give it the shape of two side‑by‑side piles of books, an intentional nod to the former House of Polish Word. The design highlights clean lines and vertical emphasis.

Tenant Experience

The building opens onto an inverted ground floor with a six‑metre atrium and a café on Wronia Street. High‑speed, double‑deck elevators will serve the tenant offices, creating flexible floor plans for up to 7,300 employees.

Outdoor Facilities

The tower is notable for its numerous terraces, a feature uncommon in office skyscrapers, ensuring that almost every tenant will have access to outdoor recreational spaces. Mid‑height, a 1,200‑m² garden on the lower roof will feature plants chosen by RS Landscape Architecture.

The façades, terraces, and greenery aim to improve the microclimate, reduce façade heating, and shape wind flow.

Sustainability Credentials

Investors plan to power the building with renewable energy, and the tower will pursue BREEAM Outstanding certification along with WELL Health & Safety, WiredScore Platinum, and SmartScore ratings. Heat recovery from the HVAC will feed back into the municipal district heating network, mirroring the approach of nearby Office House.
