Project Overview
The pre‑World War II tenement at Rybna 9 is undergoing a comprehensive modernization by the Zakład Gospodarowania Nieruchomościami. The investment totals just over 6.6 million PLN, and the renovated building will house 11 community and social housing units, three of which are adapted for people with disabilities.
Historical Background
Built before 1939, the building sits on the corner of Rybna and Drewnicka streets and is listed in the municipal heritage register. It passed to the city’s ownership after the Second World War by decree of Bierut. The structure has three floors and a historic courtyard layout.
Renovation Details
Work is carried out under Warsaw’s Municipal Revitalisation Programme and is supervised by a heritage conservator and an ornithologist, with construction beginning after the nesting season of local birds. The programme preserves wartime window grilles, the original stairwell, and old apartment number plates, which will be restored, and a niche by the basement entrance will display the building’s original front doors.
Timeline and Funding
The contractor was selected in May 2025 and construction commenced in August 2025. The total cost of the modernization is just over 6.6 million PLN. This refurbishment is part of a broader renewal plan that has already restored buildings at Rybna 8 and Rybna 10; Rybna 9 is among the last in the area scheduled for a comprehensive overhaul.
Future Use
The goal of the renovation is to reintegrate the building into Kamionka’s residential fabric, raising living standards while preserving its historic character. The revitalised tenement will serve as a testament to the district’s commitment to social housing and heritage conservation.
