Notary fees for property purchases or inheritance in 2026 are determined by the value of the property. The maximum rates are regulated by the Minister of Justice’s decree of June 28, 2004, concerning the maximum notary tariff scale. These amounts are statutory limits, meaning notaries cannot exceed them but can offer lower rates.

The final cost of a notary deed can vary depending on the notary’s office.

2026 Maximum Fee Schedule

As of 2026, the maximum notary fees are as follows. For example, purchasing an apartment valued at 250,000 PLN will incur a maximum notary fee of 1,770 PLN net. Adding 23% VAT brings the total cost to 2,177.10 PLN.

Additional Costs Associated with Property Transactions

Additional costs include document copies (approximately 6 PLN per page) and court fees (200 PLN for ownership registration). The quoted amounts are net maximums; VAT (23%) and other transaction costs, such as the civil law acts tax (2% of the property’s market value), must be added.

Land and Mortgage Registry Fees

Basic fees relate to the land and mortgage registry. Establishing a registry costs 100 PLN. Registering ownership costs between 100 and 200 PLN per person listed, depending on the type of entry and legal basis. If the purchase is financed by a loan, a mortgage entry is also required, with a court fee of 200 PLN plus the notary’s fee for preparing the mortgage agreement.

Each page of a notary deed copy costs 6 PLN plus VAT.

Fees for Notarial Services Outside the Office

Notaries can charge additional fees for services performed outside their office, reflecting the extra time and effort involved. These fees are capped at 50 PLN per hour during daytime (8 AM to 8 PM) and 100 PLN per hour at night or on public holidays.

Simplified Inheritance Registration

Changes to the Notarial Law effective March 17, 2026, simplify the process of registering inheritances in the land registry. Notaries can now directly submit registration requests to the court.

The process involves preparing a protocol requesting the entry in the land registry and submitting the request through a teleinformatic system. The cost for each step is 200 PLN net + VAT, totaling approximately 500 PLN (plus document copy fees).

The notary also collects a court fee of 150 PLN for registering ownership due to inheritance, which is forwarded directly to the court. This change eliminates the need for heirs to pay court fees and submit separate applications, streamlining the process.
