Project Overview
In Praga Południe at Skaryszewska 5, a new six‑storey prefabricated residential building is set to become a symbol of modern social housing in Warsaw.
Apartment Allocation
The development will contain 25 rental units—20 for families and five assisted units for people with disabilities, meeting the community’s housing needs.
Social Services Integration
The ground‑floor mezzanine will house the Social Services Center, offering support points, workshops, and community meetings, while basement conference rooms will provide training and educational spaces.
Construction Methodology
Using reinforced‑concrete prefabrication, most structural components will be factory‑made and assembled on site, reducing construction time and disruption.
Environmental Features
The low‑energy building will have heat‑recovery ventilation, a 45 kWp rooftop photovoltaic system with energy storage, a green roof for insulation and rainwater harvesting, and bicycle racks and benches to encourage sustainable living.
Stakeholder Comments
Deputy mayor Aldona Machnowska‑Góra described the project as combining social innovation with modern technology, while TBS board chairman Adam Godusławski highlighted the high quality of the apartments and the building’s role as a community support hub.
