The new 17‑floor tower, completed in September 2025, stands at 55 metres tall at the intersection of Czerniakowska Street and Polskiego Walczącej Avenue, just south of the Sielcach district. It hosts 164 residential units and a commercial ground floor.
Facilities and Usage
The ground floor houses retail outlets including FRAC and Rossmann, providing services to residents and passersby while the upper floors are exclusively residential.
Strategic Development of Lower Mokotów
MSM “Energetyka” has been actively developing Lower Mokotów in recent years, having completed buildings at Zwierzyniecka 6 and 8, and opened Polskiego Walczącej Avenue in 2019. A new tram line now also serves the area.
Planned Replacements of Service Pavilions
The co‑operative plans to erect new blocks on the sites of old service pavilions at Sadyba and Stegnach, as well as on the corners of Sobieskiego and Limanowskiego, Sobieski and Spalska, and the pavilion at Konstancińska 3 adjacent to the Sadyba Best Mall.
Future Housing Compliances and Ownership
Converting these sites into private property will reduce perpetual use fees and allow more intensive land use, aligning with MSM “Energetyka”’s broader strategy for Lower Mokotów’s housing projects.
