Polish Housing Prices: Fivefold Disparities Across Cities

A new report reveals significant price differences in Polish housing, with one city costing nearly five times more per square meter than another.

Dramatic Price Variations in Polish Cities

A report by GetHome.pl shows substantial differences in average housing prices between cities with powiat (county) status, with some areas costing several times more than others.

Specifically, a square meter in Sopot costs almost five times more than in Bytom.

Focus on Smaller Cities Reveals Disparities

The report’s authors note that real estate market analyses often concentrate on the largest metropolitan areas, but significant price discrepancies also exist in smaller cities.

The data is based on statistics from the Central Statistical Office, covering nearly all counties and cities with powiat status.

Data Caveats: Primary vs. Secondary Market

The statistics are based on information from the Property Price Registers and include transactions from 2024. However, data for the primary market only includes sales of completed apartments, not developer agreements.

This means prices may have been set several years prior.

Most Expensive Cities in Poland

Considering both primary and secondary market data, Sopot remains the most expensive city, with an average price of 19,849 zł per square meter.

Warsaw (15,850 zł), Kraków (13,738 zł), and Gdańsk (12,301 zł) follow closely behind.

High Prices in Tourist Destinations

High prices were also recorded in Wrocław, Świnoujście, and Gdynia. Poznań, Lublin, and Katowice also feature in the top ten.

Experts point out that towns with high tourism potential, such as Zakopane, are also expensive, even if they don’t formally constitute separate counties.

Cheapest Cities in Poland

Conversely, several cities offer significantly lower housing prices. Bytom remains the cheapest, with an average price of 4,032 zł per square meter.

Jastrzębie-Zdrój, Wałbrzych, and Piekar Śląskie are also relatively inexpensive.

Lower Prices Reflect Market Maturity

Grudziądz, Tarnobrzeg, Świętochłowice, Zabrze, Ruda Śląska, and Konin are also among the most affordable cities.

Even lower prices can be found in certain counties, such as głubczycki, prudnicki, and górowski, where the average price falls below 3,500 zł per square meter.

Regional Market Characteristics

Experts emphasize that the real estate market in these regions is less developed, with single-family homes dominating the housing stock—often comprising 90% of available properties.

This limited supply of apartments contributes to fewer transactions and lower prices.
