Purchasing an apartment for the price of a used car remains a viable prospect through Polish State Railways (PKP). The company regularly auctions off properties from its housing assets, with initial bids starting at 36,000 PLN.

For years, PKP has been streamlining its housing portfolio by selling off vacant units or apartments that were not purchased by railway employees under previous incentive programs. These properties are now offered through public tenders.

Available Bargain Properties

The lowest current starting price is 36,000 PLN for a 23.52-square-meter apartment in Kamieniec Ząbkowicki, which requires a complete renovation. Similarly, a 36.40-square-meter unit in the Lubawka municipality is listed with a starting price of 46,500 PLN.

Properties in the Warmian-Masurian Voivodeship are also available, including units in Mrągowo and Działdowo. The Działdowo property, listed for 92,000 PLN, is registered in the Municipal Register of Monuments, which may require coordination with a conservation officer for renovations.

Auction Rules and Investment Potential

Sale prices are determined by property valuations, reflecting current market conditions. If a property remains unsold after two tenders, PKP may negotiate, though the price cannot fall below two-thirds of the initial valuation.

This mechanism continues to attract investors seeking low-cost properties for renovation and subsequent resale. However, buyers should be aware that the final cost of an investment can significantly exceed the initial tender price due to necessary structural and technical upgrades.

While most affordable offers are in smaller towns, PKP also auctions units in larger cities. An apartment in Inowrocław is available for 65,000 PLN, while a 51.80-square-meter unit in Gdańsk starts at 345,000 PLN.

A notable offering in Szczecin includes a 161-square-meter property listed with a starting price of 270,000 PLN, a rate considerably lower than the local market average for that district.
