PKP has been systematically organizing its real estate assets for years. The current sales include both vacant properties and units that were previously eligible for purchase by railway employees but remained unclaimed. These properties are now being offered to the public through a formal bidding process.
Entry-Level Auctions and Renovations
The lowest-priced unit is currently located in Kamieniec Ząbkowicki, where a 23.52-square-meter apartment is listed with a starting price of 36,000 PLN. A property in the Lubawka municipality, measuring 36.40 square meters, is also available for a starting bid of 46,500 PLN. In both instances, buyers must factor in the significant costs of major renovations, as these units are currently vacant and require comprehensive modernization.
Bidding Procedures and Price Adjustments
Properties are sold via auctions based on valuations from property appraisers meant to reflect current market realities. If two successive auctions fail to find a buyer, the company may initiate direct negotiations. However, internal regulations stipulate that the final price cannot drop below two-thirds of the original starting value.
Regional Real Estate Opportunities
Additional listings include units in Mrągowo and Działdowo, with starting prices of 84,000 PLN and 92,000 PLN, respectively. The Działdowo property is noted as being part of the Municipal Register of Monuments, which may require buyers to coordinate renovation efforts with a conservation officer.
Large City Offerings
PKP also holds assets in major urban centers. An apartment in Inowrocław is listed at 65,000 PLN, while a 51.80-square-meter unit in Gdańsk starts at 345,000 PLN. Furthermore, a 161-square-meter property in Szczecin is on the market for 270,000 PLN, a rate significantly lower than the local average for the area.
Investment Reality vs. Starting Price
As commercial listings for apartments under 100,000 PLN become increasingly rare, PKP auctions remain a primary source for low-cost real estate. Prospective buyers are cautioned that low starting prices do not reflect the total investment required, as many units demand extensive technical upgrades to meet modern living standards.
